Since 2015 Harrison Grierson has worked with Spring Grove Land to lay the foundations for over 500 homes in the Spring Grove subdivision in Canterbury.

Now in its ninth stage, Spring Grove will see an additional 56 homes added to the subdivision over the next year.

HG's civil team will partner with our client to extend roads, services and a reserve alongside the Kaputone Stream.

HG services:

  • Urban design-led plan change and consenting

  • Cadastral surveying

  • Earthworks design

  • Stormwater treatment and retention basins (wetlands)

  • Stormwater reticulation

  • Wastewater pump stations and reticulation

  • Water reticulation and other utilities

  • Retaining walls

  • Roads, footpaths and accessways

Key challenges and solutions:

  • The site is located within a Silent File area, which has been managed by consultation with Iwi and a cultural impact assessment

  • The Canterbury earthquakes happened in the early stages of the development and resulted in the site benefiting from subsequent works in some areas to mitigate the liquefaction potential

  • Identified historic landfill challenges were resolved in the developed areas with cost-effective remediation solutions

  • The site adjoins or is traversed by almost three kilometres of the Kaputone Stream, with sections of the stream naturalised and about six hectares of landscaped open space (public reserve areas)

  • The Northern Railway runs along the site's western boundary, resulting in noise effects being managed with building setbacks and noise insulation requirements for some homes

  • The Northern Motorway has recently been built across part of the site, resulting in noise effects that have been mitigated by building setback requirements as well as council development of a significant open space buffer, which includes a realignment of the Kaputone Stream

  • The site adjoins Blakes Road, which has resulted in upgrades to the existing road and an existing road bridge from rural to urban road standards

  • The site includes a heritage-listed building and a council heritage setting, which has initiated council and Heritage New Zealand approvals for certain works

  • The presence of native lizards on part of the site necessitated a Wildlife Act permit for certain works
