Precinct Properties New Zealand


Surveying the Downtown Auckland precinct was an integral part of the planned City Rail Link as the design of the proposed Commercial Bay development needed to incorporate the rail corridor into the proposed adjacent carpark design.

We used high precision 3D laser scanning equipment to provide a comprehensive model of the Downtown Shopping Centre and adjoining HSBC and Zurich House buildings.

The Downtown Development Project on Auckland’s stunning CBD waterfront covers almost two hectares of land and buildings, including HSBC House, Zurich House, PwC Tower, AMP Centre and the Downtown Shopping Centre.

Once completed, the project will transform this part of the CBD as it includes public transport, international quality retail environments, world-class commercial office space and public spaces.

Surveying the Downtown Auckland precinct was one of the final hurdles to the planned city rail link, with the design of the new Commercial Bay on Quay Street needing to incorporate the rail link directly underneath.

Our work

Traditional survey methods were challenged by the interface of the existing buildings, including the external faces and below ground structures.

A complete 3D point cloud survey provided a more accurate picture of the existing structures to understand all the building elements, such as faces, windows and columns.

Using leading-edge 3D laser scanning technology, our team surveyed the entire precinct in five days, with 180 stations of observations and a data cloud of over two billion points, which was referenced to real world coordinates. This enabled a complete model of the precinct to be made to assist with architectural design of the proposed Commercial Bay development.

Our team also surveyed the proposed position of the city rail corridor at ground level.


Traditional survey methods were unable to pick up the amount of detail required for the initial design process and the point cloud data enabled the architects to design the new to old building interfaces with confidence.
