We provided civil engineering, landscape architecture, survey, and stormwater engineering services to Todd Property Group for the Ormiston Town Centre, a large shopping centre in Auckland.

A large shopping centre located in the Auckland suburb of Flat Bush (also known as Ormiston), Ormiston Town Centre was developed by Todd Property Group in partnership with Panuku Development Auckland and was officially opened in March 2021.

Our HG civil engineering, landscape architecture, survey, and stormwater engineers partnered with Todd Property Group to develop 19 hectares of mixed-use commercial land into the Ormiston Town Centre that it is today.

The greenfield development is located on council-owned land and is currently New Zealand’s largest and most comprehensively planned new town centre. Stage one, which included a new PAK’nsave supermarket, was completed in 2015 and stage two completed in 2022 which includes a commercial town centre precinct development to the north, of cafes and restaurants, supermarkets, a cinema complex, and retail and hotel developments, as well as the terraced housing to the south of Ormiston Road.

Key successes and innovations:

  • Milestones and a clear scope were created for this complex and lengthy project at all levels

  • Regular meetings with the wider team of consultants, including architects, engineers, and designers

  • While on-site during construction, regular inspections with snag lists, including deadlines for resolution, were implemented. Contractor construction programme reviews were carried out to ensure the project was progressing according to deadlines

  • Value engineering of connections to deep gravity sewer to reduce the number of manholes

  • Detailed modelling of shop fronts for footpath tie-ins to ensure wheelchair access where required

  • Management of the construction interface between public and private infrastructure to ensure programme and cost implications were minimised

  • As-built review of public infrastructure to ensure tie-ins to private infrastructure with no issues

  • Audit and scoping of remedials to existing public planting to ensure high-quality outcomes for the centre opening
